Responsible for land management activities to include obtaining necessary rights for electric transmission and distribution lines, substations, power plants and any other land rights as required for company's facilities and/or operations.
LEVEL OF RESPONSIBILITY
• Responsibilities are varied and complex. Often works outside area of assigned duties. Applies advanced skills in multiple areas. Resolves complex issues which impact business operations both inside and outside own department. Makes unreviewed decisions related to the area of responsibilities. Opinions carry significant weight in policy and strategy decisions.
ESSENTIAL FUNCTIONS
• Write complex legal descriptions to depict the location property rights required by the company.
• Prepares land and right of way plats and drawings related to land acquisition.
• Address public inquiries concerning company’s property rights.
• All other duties as assigned.
• Plot complex metes and bounds property/easement descriptions for company assets.
• Read, analyze and interpret various complex maps and plans.
• Ensure accurate documentation of contacts with landowner and external customers.
• Meet deadlines, prioritize work and attend field meetings with internal and external customers.
• Research title records to the degree required by the standards and resolves complex title issues/gaps.
• Resolve complex encroachments and release requests.
• Provide leadership and guidance to multiple third party contract land personnel to ensure compliance with company policies and procedures as appropriate to ensure successful and timely completion of multiple project/job objectives.
• Coordinate the survey activities involved with the acquisition of rights (easements, permits, purchases, etc.) for the company to construct and operate its facilities on lands through negotiations or eminent domain, if necessary.
• Train others in the land management processes and procedures.
• Coordinate with buyers to negotiate contract fees for outside surveying services.
• Act as a company resource and the subject matter expert in a land management functional area, as assigned.
• Track and approve billing each month for outside contract survey services.
• Coordinate contact surveyors assigned to district areas within the company as well as large capital projects.
REQUIREMENTS
• Associates Degree in related field (Construction Management, Civil Engineering, Land Surveying, Paralegal, Energy Land Management), And 10 years of survey experience; Or
• High School Diploma/GED And 13 years of survey experience or
• Bachelors Degree in related field (Construction Management, Civil Engineering, Land Surveying, Paralegal, Energy Land Management), And 7 years of survey experience; Or
WORKING CONDITIONS
• May require frequent travel.
• May require a Notary Public Commission for the purpose of certifying Company documents.
• Office environment.
• Periodic Field meetings.
• May work non-standard hours.

• Demonstrated strong ability to serve as liaison between internal departments, developers, cities, counties, etc. , in support of right of way activities.
• Demonstrated strong ability to research market values of land and agriculture values.
• Demonstrated strong ability to understand and comply with company policies and Standard Operating Procedures (SOPs).
• Demonstrated strong ability to understand systems and processes.
• Demonstrate strong ability to work independently and as part of a team.
• Demonstrate strong computer skills with a working knowledge of MS-Office Suite (e.g., Word, Excel, Access, PowerPoint, Outlook) and company software (e.g., SAP and ARC-FM).
• Demonstrate the basic ability to perform analytical and reconciliation skills, necessary for problem solving and decision making.
• Demonstrated strong ability to understand and communicate more complex electrical system knowledge.
• Demonstrated strong ability to work without supervision and make independent decisions/judgments with the Company’s overall best interest in mind.
• Demonstrate strong knowledge of land description systems and land surveying systems.
• Demonstrated strong ability to communicate effectively in speaking and writing.
• Demonstrated strong ability to communicate effectively with internal and external legal resources on land and legal issues and coordinate eminent domain processes, negotiations and mediations.

SALARY RANGE
$85,488 - $113,984.00
